Getting your home prepared for the market takes more than just a dust and vacuum.  Almost every home needs some sort of updating, repair, and staging.  But before you go painting and decorating, read the advice I've provided below, as there are many avoidable mistakes people make when staging their home.

The Bad Layout

You've seen it before: the overcrowded living room with too much furniture or the sporadic bedroom with way too much going on.  We are all guilty of the bad layout at some point in our lives and when you planning on moving out, you need to reconcile!  In order to create a home with a good layout your living space needs to flow.  Think practically.  It should be easy to move through every area of the home without bumping into an armoire or squeezing past a coffee table.  If there is too much furniture, move it into storage and open up some space.  Keep the layout simple and symmetrical and you can't go wrong.

The Hyper-Accessorized

We all have a countless number of knickknacks, keepsakes, and collectables displayed throughout our homes.  However, when you're selling a home, you need to get rid of them.  Clutter is calamitous.  Instead, pack it away and keep accessories simple.  You want your potential buyer to be able to imagine themselves living in the home.  Clutter and personalized accessories distract them from this.  Also, try to avoid loud accessories.  By loud I mean the bright pink talking teddy bear your boyfriend gave you for Valentine's Day, or the tie-dyed tapestry you got on your vacation to Jamaica.  Instead, keep it simple and keep it generic.

The Personal Touch

As I mentioned before, your buyer should be able to picture themselves living in the home.  Photos, trophies, and family treasures are wonderful, but not in a home that's trying to be sold.  This is a technique professional home stagers have always been using, make it work for you!

The Dark and Dismal

We've all been in a dark, shadowy home that makes us feel a little spooked.  Avoid your home being label "dark and dismal" by letting in the light.  Open the drapes and blinds, turn on the lights, and dust light fixtures to cheer up any home.  Nothing adds more appeal than attractive lighting.  To add ambience to a dark room, try using soft incandescent bulbs in the corner of the room.  Or simply turn on all the lights and viola, dark and dismal mistake avoided.
