Online Real Estate Resources

If you're planning on buying or selling a home, some real-estate resources available to you online today are simply not to be missed.  The extent of useful online tools available to the average person today has essentially taken the grunt work out of researching, financial estimates, and real-estate solutions; if you know where to look.  Check out some of these online real-estate tools to help you calculate everything from your home's market value to the cost of living in a certain city:
  • Home Affordability Calculator: CNNmoney takes the guess work out of estimating just how much home you can afford. Simply type in how much you make, how much you have for a downpayment, and your debt to find out how far to stretch when home hunting. The results will give you both a conservative and aggressive estimate of what you can afford. It will also tell you the loan amount, monthly mortgage payments, and total monthly payment based on the information you've entered. Pretty easy, huh?
  • Renovation Wizard: Also made available by CNNmoney, this innovative tool allows you to see the average cost of 25 common projects and how much they can add to the value of your home.
  • Rent Vs. Buy Calculator: This calculator will help you to compare the costs of renting to the costs of buying a home. Since there are all kinds of costs to consider (interest, property taxes, tax savings, appreciation, opportunity costs, closing costs, selling costs, etc.) comparing the cost of renting to the cost of buying is a lot more complicated than just comparing the monthly mortgage payment to the monthly rent payment. This calculator attempts to forecast the net effects of all those hidden forces so you can make an informed decision on whether to buy or rent.
  • Compare Cost of Living: Thinking about moving? See how much you should earn to maintain the same lifestyle and find out how far your salary will go in another city with this nifty tool provided by CNNmoney.com.
  • City Profile Report: This tool will help you to find a place to live where you will fit in and feel at home. The city profile report provides a detailed look at the people, places, and conditions in an area: useful information on demographics, finances and economics, real estate, and other factors which may impact the quality of your life. The city profile report data is drawn from an array of sources, and is updated at least once a year.
  • Butterflylister Profile: This group of highly experienced private investors personally buys many homes each month and auctions others for quick closings, fast cash and gets you full price for your home. This is a logical and valuable alternative to short sales and foreclosures. If your home is vacant, in need of repairs, facing foreclosure, or you're behind in payments contact the Butterflylister team for a profile.
  • Zestimate: This home valuation tool is an estimated market value calculator, computed using a proprietary formula. It is not an appraisal, but rather a starting point in determining a home's value. This site has essentially done the legwork for you by getting huge amounts of data from many sources and creating a unique tool that the public sources don't provide since a Zestimate of your home is based on public data.
  • Move Planner: Get an early start on your move by utilizing this moving planner at Homefair.com. The online move planner can reduce the stress associated with the moving process by giving you the tools to get organized. The Move Planner has a completely customizable "to-do" list. It also has weekly email reminders that also provide you with valuable tips and coupons.
